Rent is halved to £1.25m if they are relegated from the Premier League and West Ham would pay a £250k dividend if they qualify for the Champions League and £1m if they win it.
Should they win the FA Cup or Europa League, they would owe £100,000 - the same amount if they finish in the Premier League's top five.
